I would most likely rent it out to my daughter.  

So rents will not be equal to upper units.

What made you interested...

I had a property in Cleveland (Warrensville Heights) for 4 years and yes, I had to pay for the water/sewer (but not snow plow) and it was in my name, as the utility company billed me directly.But, I had that expense factored into the rent, so I was reimbursed when the rent was paid.

In my portfolio the maintenance cost varied between 8 to 10% of the rent collection for the past 5 years, but suddenly jumped to 15% in 2023.

I have an inquiry from a fourth year college student who has an interest in renting our ADU from June to Sep.  

I have investments that send on-time quarterly reports with documents like rent rolls, expense reports, detailed explanations of whether we are in line with initial projections or not and if things have been improving or not and why.

Between flipping or BRRRRs, it sounds like a matter of whether it's a market you'd like to rent or not.
