Also, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

Still, we would love to open a place with a little bit of everything we love from each venue.It seems to be profitable but we’re not in a place where it makes sense for us (yet) because we’re focused on further building our rental portfolios to be able to comfortably afford the land, building, and equipment we need to operate at a high level.

@Mohamad Guene Simple answer - you will be cash flow negative, and your appreciation will be limited.We did a new build once for a rental - it performed miserably cash flow wise despite a great location and property - we ended up selling it 3 years later.There are very few new builds in Huntsville proper - are you referring to an outlying area like New Market or Meridianville?

Would have a great re-sale potential of about $1.5mm profit on $500k investment over 2 years Cash on Cash plus the rental during that period, plus I've analyzed the market, and it is a solid location with little potential competition that could build.The Country Subdivision has the greatest return with the least amount of input, but the housing market and thus lot sales are a little more questionable, although this is a great location.

Even a good manager needs to be overseen, met with in person, and I like to put eyes on my rentals fairly regularly, since it is my money on the line.
