That's a lot of cash to tie up for the return you'd get. 

The planned increases were to my last 4 (of 12) remaining inherited tenants, and the planned increases were over $100/mn.The property is in Seattle, WA, which has the largest number of cases.However, in defense of moving forward with the eviction, (1) I will already be taking a hit due to the eviction ban, and (2) the eviction ban raises concerns about rent freeze/control (and I dont want to be stuck with low rents because I was trying to be kind...)

There is currently $90,000 remaining on the mortgage.  

The pre-construction will tie up your cash with out cashflow til it is complete and there is risk associated with pre-construction.  

Criminal cases and child custody will remain open and two judges will be on the bench every day to hear emergency motions only.

After renovating the third unit i will have to remain there until February of next year when the last units lease is up.

I'm trying to remain positive.

Worse case scenario is that ALL of my cash will be tied up if we cannot refi for any reason.
