Can I renew the lease with market rent after proper notice?

Long story short: Tenant lets me know the dryer isn't functioning properly.

@Michael Floskis I can recommend a few, who I've used personally on deals and who have presented at our local real estate group over the years.Any good attorney will not only help you with the setup of the LLC but give you instruction on how to properly maintain the entity going forward.

The key to STR’s, in my opinion is location, location, quality of upkeep, and proper property management.

I was buying in all-cash (and there are still wholesalers selling reasonable deals with quick closing), but I'm also leery of buying anything without proper inspections anymore. 

We were able to sell the properly quickly (7 days) in a some what stagnant market.

One culprit is that there wasn't a proper use of filter fabric during construction and sediment has filled in the voids between the aggregate making drainage slower. 

Make sure to properly vet the prospective tenant to ensure you would rent to them under normal circumstances. 

While I do my research I want to learn how others have raised money, how people structure these deals, and even how to properly present the opportunity to potential investors.Are there any good books on the topic?

Jen, if you are asking all these questions than you should really avoid doing any deals until you get proper training or at the very least consult an attorney.
