Again- they have prioritized their money in such a way that the $50 cost of being late is worth it to them.

Maybe there needs to be a 3rd player or even more.

The players are more sophisticated and less likely to be Looney Tunes like what you deal with when bidding on distressed SFD projects7.

After over a decade of investing in real estate, I've learned team players are constantly changing.

Just like anything else in REI there are good players in the turnkey market and bad ones.

I know of two very successful buy and hold players around Central Florida and I may just see if I can sit down with them to get a big picture view of long term buy and hold.
