Is it because I am working with a very close friend (and, therefore, preserving the friendship is the main goal, especially if he trusts me enough to invest with me), or is for another reason?

My fiancée and I recently made our first post here and after gaining some great advice we have refined our goals and our now looking for more specific guidance. 

I did not sell my primary (non-real estate) business, but now I can spend more time looking for deals, handling asset management, and increasing my income through my primary business.
