Often you'll find that the providers who do require cash are also the ones with a more 'used car salesman' vibe, where there's a lot of pressure to sign something right away, or agree in writing to purchase a property that was emailed to you within five minutes to 'avoid missing out'.

I would speak with the property owner about whats going on and have him apply pressure to the daughter.

I do like the idea of putting pressure on them. 

I usually prefer to encourage an equity fund with a preferred return so that it looks like debt but doesn't put unnecessary pressure on the syndicator/manager.
