My question is which species of wood for floors is common to put in a mid range house flip? 

Add some natural wood touches for warmth(basket, simple crate, candle sticks) and some bright green apples in bowl in the kitchen.

I'd be willing to pay a premium to have my property manager handle all of this but it doesn't seem like it would take a plumber more than 1 hour to complete this repair.

The 1512 is listed for 269k with hard wood floor, 8 beds 2 baths with the current rent is 3200.

Usury laws can kick in when premiums are paid to obtain a financing contract too. :)     

It has a tongue and groove screened in porch that is in good condition except for some significant wood rot at the junction where the porch joins the landing to the steps. 

There is significant water damage in the basement, and the subfloor has been reinforced but the old original wood has a lot of mold on it.

In downtown Jersey City, homes that were flooded by Sandy have put in new draining systems and renovated with tile in the lower level instead of carpet or wood, and raised their utilities up off the floor so a couple inches of water won't reach them.It may be more difficult to get insurance and you may be required to get flood insurance so there may be some extra expenses there.
