Rent comps show similar properties with rent premiums of about $250-$450.  

Often times deal-breaker liens do show up and then the title search can be seen as sort of an insurance premium, where it was a cost but it saved you from even bigger costs.

The market is too hot and if you add on TK premiums there is very little  chance for you to turn a profit.

IN the Austin market, you ABSOLUTELY can get a BIG PREMIUM on a high quality property vs average.  

If it's a rural area fences are premium for dogs or livestock, pretty good value add per amount of investment. 

My best premium is way too high.

The second best work for private rehab and renovation GCs that do major flips and upgrades from builder-grade to premium.

If you are looking at the lower 5 counties you’ll likely pay a premium as you get closer to the Miami area.I would verify “why the tax was so high in that area?”
