I think she’s in the perfect position to sell via owner financing but I’m not savvy enough to give her the step-by-step.

Solution: Only close with an experienced closing attorney and always make the borrower get the lender's title insurance.Your collateral (the property) may be worth less than you think - OK, let's assume you definitely are in first position.

This property has had a positive cash flow and I currently net over 450 monthly.

The property will be in your name as the owner, the lender will then have a first lien position on it.
