Then look for an agent who will send auto-emails with your criteria so you get them when newly listed or at least be able to reach out immediately when you see something you like.  

And anytime I try to reach out to RAs on Zillow about properties they almost NEVER respond (and I'll call/text/leave VMs, everything!)

Then I hear news that Freddie will no longer allow lenders to contribute grants to reach the 3% down payment requirementI am looking for suggestions to overcome the down payment hurdle.  

I'm not sure if things can be done different on an as is sale without realtors, but personally I would be reaching out to an attorney on something like this.
