Per the rental income I was thinking of it towards like the AirBnB aspect of it and being able to deduct utilities per square footage that's occupied by tenant.

I think even if you were getting $650 per unit  you're still well under the 2% rule.

Per 1400Z(2)(a) your rollover is deferred by lowering your AGI by the offset amount invested into the fund.

Tax Benefits - I'm not an accountant, but depreciation against your top line income usually causes a net loss which can then be transferred over to your W2 income should you make less than $150k per year. 

We ended up selling them this land for ~$13k and it was originally purchased by us for ~$3k (based on what we paid per square foot for the lot).
