Are you thinking of putting sparkly hearts on the document to demonstrate your creativity, is your pain point the down payment and you're trying to navigate that with seller financing, is the issue that the in-place tenants aren't paying rent? 

These tenants were properly screened, passed background, credit checks, employment, etc.

Why would we have to pay several thousand dollars to remove portions of the tree to satisfy their complaint?

I don’t expect any favors or pricing advantage because we pay competitive wages but if someone else is committed to doing a job as good and cheaper then the bottom line is I’m still trying to run my business and make a profit.
