@Harrison HodsonI don't know your market and price point but based on rent to own statistics you will most likely not end up buying the property.I'm a really big fan of house hacking (I'm currently house hacking and it's the best decision I've ever made), I was paying about $700 in rent and now my mortgage is $621 and my tenant is paying me $725. of course there are some other expenses but i'm basically living for free.

In the beginning of my investment career I was more passionate but when I stopped being passionate and based all my real estate decisions around making more money..it only made me MORE MONEY and less stress. 

I have recently decided to pursue a new passion of mine which is building and construction.

I am in my 20's, have a strong work work ethic, passion for real estate, and desire to learn hands on.

Nice living but they could not retire today but can think about what they are passionate about in life rather than having to work any job to make ends meat.Success is typically when the income from investments outpaces the job or your business.

People are afraid and don’t understand **** or they just aren’t passionate on any level.

Without what I have learned from you by reading the forums, I would not have had the courage to jump into RE as soon as I have or with such passion.

@Melonie Dickson:  I'm not a big fan of paying for an inspection if you're going to renovate the place anyway.
