If you purchase cash you may have to wait a year for "seasoning" in order to take equity out of the current value.If you do a personal finance, then transfer into an LLC, you may trigger the "due on sale" clause.Banks don't make it easy!

Several government foreclosures (HUD, Fannie mae, Freddie mac and possibly VA homes) have a two week priority period for owner occupants and if you can keep an eye on these sites and pull the trigger when there is a property with equity it might be a better way to capitalize on your housing than simply trying to capture rent check each month.

I offered to pay 10-12% interest to him on the money if he loans it to me, but he's more interested in the tax advantages of ownership in the property (and long term equity stake) and less concerned about cash flow or initial return on his investment.Is there any way to structure this partnership deal so he gets the tax advantages he is looking for but without giving up a portion of ownership to him?

Our thoughts are similar, hoping to consolidate in ten years, 2018-2020, sell a few, pay off the rest after capital gains, then have a wonderful retirement.We did see the potential for collapse when our friends who never had investment property in their lives are bragging about forming partnerships with other friends, equally as inexperienced, buying weird shaped lots in strange areas and being absolutely certain that they were going to make a fortune in a few months in 2006-2007.

When forming partnerships it's helpful to have existing relationships going in.What type of property are you trying to buy??
