The court should have a copy of what the tenant gave them to support the case being reopened, ask the court for a copy of that paperwork.

Once the owner finds a buyer, then the sales contract will be submitted to the bank along with the hardship paperwork for them to approve the shortsale.

If you don't have the ac unit paperwork to find manufacturer specs you can always find them online by googling the model number etc. like Jesse said if you are not pulling permits than don't worry too much about code just don't void warranties on the units.

First round or two you likely want an attorney to write out the framework, but once you get it down, just file the paperwork yourself using the paperwork your attorney provided.

@Jessica Zolotorofejessica - i just took out the original paperwork and it is a "promissory note", with frequent reference to "TIC agreement"...

Paperwork - you're now in the details of transactions and working through the scheduling of inspections, scheduling closings, writing contracts, preparing documents, etc.  

Now, if you will be obtaining the in-law's property as an inheritance, before you begin investing your money into her property, ensure the paperwork for that is in place and has been reviewed by an attorney.
