I don't know if this is useful, but I thought I'd share some different ways of obtaining and accessing books/audiobooks.

I currently have a town home I am renting out, which I obtained using my VA loan.

I've never heard of someone getting in trouble for trashing personal possession remaining in a unit after they have obtained legal possession. 

Also, as it was previously being managed by people without any specialized license, is it necessary that I obtain some kind of license in FL other than my real estate agent license?

We have three rentals here in Bastrop County and are planning on obtaining 2 - 3 more in the coming year. 

The numbers have also been working great on this place and plan on writing another "blog/forum" explaining how I obtained it.After getting my real estate license and co-founding a property management company in my local area I'm back on the hunt for another property!

I have talked to a property management company that says they will obtain a license for you and charge a 18% commission on all bookings.

What may be best for you to do is familiarize yourself with other markets, and find ways to leverage your funds (possibly through obtaining loans and procuring a portfolio of reasonable properties versus just one).

If my understanding is correct then I would ask for a down payment and agree to sell the house at an agreed purchase price and rent the house to the buyer for a set amount of times maybe 3-5 years so they can obtain bank financing for the property.  

I have obtained the lastest book of properties(City of Baltimore) with Taxes owed on them.
