The investor only needs a W-9 if they are paying you for something you will NOT be including on a 1099 and Annual Owners Statement (with your charges as part of the expenses).For any & every owner you manage for, you will need a W-9 from them, so you can send them the required 1099.You need to discuss with all with a CPA fast!

It refers to one party (you) 'quitting' or giving up your claim to another party (your LLC).Partial answer: QC to your LLC may not be a DOS event if you follow the more recent lender guidance on the LLC requirements (I'm not sure what they are, just that they exist).

I recommend you check with competent Texas consul for advice or ask the settlement agent for a commitment which should have a requirement for a deed from whomever the underwriter will rely on for the conveyance together with whatever other requirements they will need met before insuring your interest in the property.

I’m also curious what lenders would offer me for percentage on the down payments, I put 5% down on my current Hi Emma, If you put 5% down, it sounds to me that you bought your primary residence. the minimum down payment on investment properties is 15-20% down.DSCR financing does not require personal income or personal debt to qualify, rather you will qualify based on credit, experience, reserves, and the debt coverage ratio.
