There are numerous Tax Courts that have determined that if the expenditure merely restores the property to the state it was in before the repair was required and does not make the property more valuable, more useful, or longer-lived, it is usually considered a deductible repair.

Its a Law they passed recently due to numerous complaints about shoddy rehab jobs which got blamed on the Investor and not on the General Contractor who did the job, so to insure that a future homebuyer who buys a home from an Investor, then the Investor can be held liable for any shoddy workmanship which is beyond me as well, I thought that is what the preinspection was for to see if there is any problems before the homebuyer can purchase the home, IMO I think its a stupid Law here in Washington but one we must comply with if we want to do fix and flips.

That is true Thomas, what makes it worse is that this particular owner with a large network of properties have told airBNB on numerous occassions to refrain from illegally renting/or enabling the rental of its properties which they of course ignored.

If they say they filled oil in the tank before the furnace stopped, but you find air in the line indicating that they let it run out completely before filling (despite numerous requests not to do that), would you evict?
