Almost all of the risk is taken away once you get low interest long term financing and as long as you hit your numbers and plan to reinvest right away you do better with upside if you are buy again then you have more properties getting the appreciation (and cashflow) if the market keeps going up.

Trying to keep as much cash on hand as possible but I understand your point.The challenge: As prices for homes go up, the rental market in certain areas can hit a ceiling (based on avg I come in that area) so you start heading toward diminishing returns.
