Then, structure your option with your tenant buyer so they pay anything less than $200.Even if you sell it to you T/B at the same price as your price, the difference in the rent credit (I assume you would give only $100-150 or so) will give you a nice payoff at the end.If you blow up, you walk.

I say do Both...but I actively trade currency and It's kind of nice not to have to deal with people, banks and properties when you are trading ;D I can do much better than 10% per year trading on my own, but there's +'s and -'s with any investment.But I enjoy doing both so I can't see me giving up one to do the other solely.

Payments on an ordinary $37K loan would be only about $250, though, and it seem like your payments are much higher.I assume the $15K rehab costs (vs. that $7K repairs needed) is to make it nice enough to sell.

So there is no coming correction, TX hasn't kept up with inflation.It's tough to make a go of rentals in TX due to the crazy high property taxes and homeowner's insurance-the state does not regulate the insurance industry.I can take you to some nice, upper middle class neighborhoods in the Houston metro area, where houses are selling for the same price per square foot today that they were selling for in 2000-2001.
