"Fixers" in general aren't automatically priced well either due to the HGTV Effect -- everyone thinks they are going to be a flipper, including owner occupants, and supply/demand sets prices, not the home itself.

This is an area which has been appreciating really fast especially with the new Costco in Apex and rentability is excellent.Though the garage is a good to have factor, I don't see that as a big enough negative in rentability or appreciation. 

Trying to save a little money paid on real estate commission is usually a negative on being productive. 

If the raise is over $1mm then the $10k+ won't effect the bottom line much.
