There is the 'turnkey light' model, or the 'BRRRRkey' model, which combines the benefits of both- forces appreciation but someone else does the bulk of the work.

My issue is every model you are using is for typical conditions.  

Some agents may even base their business model on working with investors who want to buy at a discount to market... and that's ok too.
