You will make mistakes so just know it going in but personally, keeping it to a minimum is a good game plan!

I can's afford to make a mistake. 

I thought for some reason a change of life event of some sort was needed to roll an IRA or 401(k) over to a new plan, maybe I am adding Self Directing into the 'rollover' thought, which is my mistake?

I see far too many try to get into landlord game with limited reserves to no reserves.. landlords need to budget for these issues.. other wise they are just another undercapitalized venture.. assuming renters are going to pay rent on time every time is a big mistake.

My mistake was believing that when people said closing costs are about 5-6%, it included everything like agent commissions and escrow.

It was the county's mistake to approve the permit without plans.

The listing said there was no EMD required for the property so it was a mistake on their end.
