I've yet purchase my 1st property and in looking at various neighborhoods there are certain ones that appear to have a number of rental available.Should I avoid areas with a lot of competition for fear of having a hard time renting my unit?

This way I am not losing money only offsetting costs as I focus on liquidating outliers and maintaining close to the standard deviation.

It's a pretty intimidating market for a first timer.

You can deal with some issues with the repairs, but if the property is in a crummy neighborhood with not a lot of employment, you could have a tough time renting it out, especially if the coal industry takes a turn for the worse there.

Not opposed to either but focused on rehab n hold, 1-4 units, w/ leveraging, to increase the portfolio, maintaining my full time to secure loans easier.

@Chance Cooper if the larger truck will be need to maintain then it may be a good idea.

If they spent too much time rate shopping, they missed out on locking in when rates were lower, wiping out any "discount" they found by shopping around.
