This is why people only put one property in each LLC. 

While CA is generally view as tenant friendly people are still investing there and making money.

@Mario Rodriguez we have a lot of out-of-country and out-of-state clients investing in Detroit area.If you can find the right team it goes well.The challenge is finding that team, otherwise you'll get ripped off and lose most your money.PM us for more info if interested.

Some people (us included) keep our contractors close to the chest so it's easier to find banks and vendors (like carpet installation).

If you are not a veteran you can still assume the loan the veteran would lose their eligibility until the loan is paid off.

Also, I've heard people do seller financing, "subject to" financing what does it mean?

I'm wondering if people agree or disagree.
