This site has changed my life.

This set of tenants completely shocked us (trying to hide things they broke, then actually going as far as stating they left the home in better condition than when they moved in, the father had a verbal confrontation with a female neighbor, they were not paying for trash for over a year and were stuffing the neighbor's bins with their own trash, leaving piles on side yard behind gate, etc.).

Then look at current condition of property. 

I imagine the condition is mixed so it may be worth <160K.

So that could give you a conservative estimate on how much you might be able to bring in (assuming the property is in good condition).Also, please take my advice with a grain of salt.

Everything in this life is about how you handle plan B.Don't look for extra funding - keep looking for a deal.

It is in a good neighborhood and, looking at the exterior of the property yesterday, the roof/stucco/exterior is in excellent condition. 

Over the last few years i've really developed an ambition to push myself in life to become better and better. 

How can I get out of this constant pay check to pay check life style without credit or a good source of income.

When I was 10-21 my life revolved around them.
