Gotta say... lesson learned!!!!

My parents did not even get a penny on a dollar, most collections did not even cover the cost of collection, but my dad felt that the jerk was learning his lesson in life as he did loos whatever could be grabbed and he never knew when it would happen.But you have to be really mad at someone to go to that level of trying to collect. 

After all carrying, costs, remodel costs, finance costs and selling costs we made a profit of approx $40k Lessons learned?

We cashflowed the entire time thanks to the top 2 tenants and sold at a profit Lessons learned?

We have one rental where I'm currently stationed and two others in another area.Of the three, we only use a property manager for one, and it's the one which gives us the most problems.The others are rented to other military families, so we've learned our lesson and after this lease is us, we're going to have the PM target military families for that one as well.
