I just have it built into my lease that the tenant has to reimburse for water/sewer bills.

Assuming there is no rent control and this is in CA you will need to give 60 days notice, so you may have missed the boat on the beginning of September but their lease probably transitions to month to month once it is up.

Hi everyone,I have just signed a new lease with tenants for a 3 bedroom main floor in a duplex.

I just bought a property and it’s about half a mile from a giant development of huge corporate buildings, restaurants, apartments etc. has anyone dealt with leasing to a company for their traveling employees, or selling to one?

For example if I was able to put everything into the lease agreement that I wanted too it would be 30 pages which I completely understand would detour anyone from wanting to rent from me.

Here’s where I’m at.....Deal #1- I’ve got a lease option (as buyer) closing next month.

I am evaluating a residential rental property and the owner, who has a business separate from the rentals, apparently leases a building on the property (not a rental unit), out to himself for an office for his other business, (this building could be rented out as an office so he is not calling it something that its not). 

Any citations for violations I receive I gift to them, as per the lease.

Here's the breakdown:* Properties - has rollups from Income, Expenses and Reserves tables to compare P&L across properties* Tasks - notes and action items and when things are due.

This begs the question of whether it's more profitable to do long term rental leases or short term vacation rentals or even an Airbnb setup for these properties.The main reasoning here of course is the still very depressed prices offering high potential for return.
