So you will get the money tax free for awhile now, but then you'll need to be able to pay 2 years of taxes at once and then get a large refund in 2011 (assuming your income doesn't skyrocket in the meantime).

John is correct, if they accept $10, then you just cut them a check and proceed accordingly.Now I come from the school of putting down a large chunk for earnest money to show that I am serious and not playing games.There are enough contingencies that can be written to protect your money, and if I want the deal, I want the deal.I know many people will disagree with me on this, but that is just my personal preference.

I collect $600 in rent.My current residence just appraised at $81,000 and current Mortgage including T& I is $575 and based on comparable rents in my neighborhood I believe I could rent it between $750-800.I have been saving for large down payment (approx 50% down) on a newer house within 1 year's time.

If I have an agreed price with the bank and say I need to throw a large repair credit in there after, should I just revise the hud with a credit back or will the bank at some point ask me to get a new purchase and sale for a lower price?
