Does anyone have advice on how best to proceed, and what professional advice is necessary before signing?

I would proceed with caution, ask around - neighbors, city officials, etc.

I work in Dayton, OH and am having a hard time finding a finish carpenter that is sober, has their own tools and transportation, insurance and shows up and gets the job done.

I have not called the insurance company yet, but planning to, because I think the deductible is $550.

We had hoped to use the proceeds of the sale in a 1031 Exchange but definitely want the new property to be in an LLC.  

I have experience buying in other states but not so familiar with the local rates for rent, insurance, garbage, sewage, elec fees for landlords owning multi-unit. 

In the meantime, heading into winter, even though it is a PITA, as long as the majority of rent is paid and the rest caught up in a timely fashion, I think the risk of not accepting partial payments and proceeding with eviction is “riskier” than letting this continue (at least in the short term).
