Be sure to have tenant notify housing authority that property is being sold and new owner is interested in section 8, this can delay payments if not known in advance.

Up front you say you are an investor and you also work with other investors, and you may be the sole buyer, or you may partner with another investor, or you may assign to another investor that you work with, whatever is a the best fit to get the sale done as smoothly as possible.Only had nervous sellers get upset when they weren't preconditioned to an assignment.

I have been intrested in realestate investing since I bought my own house about 6 years ago I have just been to nervous to do anything but just read some books and some things on the internet somthing inside of me now is saying go for it do it I'm thinking about starting about wholesale first becase it souds like it takes least amout of money to start and going from there
