Hi Ross, I have STR’s up in north myrte beach and have done well so long as the governor doesn’t lock  down the short term rentals again.I know Charleston is kind of odd in that the STR’s are only allowed in a small area.

On a 3 year hold the price could be less than what you pay for it and with the COVID the odds it depreciates may be higher than normal (I believe the odds of depreciation is hither than normal).Cash flow is rare at time of purchase.

hello, i am really interested in buying my first rental property, and i want to start off with something small around 60-80k. i would like to convince my dad to co-sign it with me, but he has fear of not being able to rent it out. assuming i priced it alright or slightly under value, what are the odds of my property (assuming in a decent area) goes vacant for a super long period  of time?..
