Sometimes, properties are inexpensive for specific reasons.

The limited coverage I suppose makes sense when the policy are usually pretty inexpensive.

They seem to be gaining in popularity and to have great investment potential especially in expensive areas.

We've purchased dozens of properties at 20-40% market value from sellers who literally begged us to buy their home because they just wanted to be done with it (in expensive markets).Build your team and use them to find, rehab and rent your properties.

Sadly I've recently found a few duplexes in Portland that have numbers that might have worked, but with this I'm going to have to pull back and stop looking in the city, or at least add $375/mo in expenses so that I can cover the fees (likely to put me way into the negatives on any duplex in PDX). 

Who do you all you all use for your postcard/yellow letter marketing campaigns that do a good job and wont break my bank account? do you all do them yourselves or hire that out? What works for you all?

There are inexpensive compared to direct mail. i don't recommend you text your buyers.

What someone from Columbus considers a B property may be a C property for me.in my world, only D class justifies a security system or expectations of $2,500 in expenses every turnover.  

There are many good states to invest in the Midwest that are still relatively inexpensive that will allow you to cashflow positive plus appreciate in the coming years 🤑

You know the market and you may even have the network for it.I like to house hack in expensive markets because you can factor in the higher loan buy downs and typically have higher appreciation.
