I want my tenants to be proud of their home, and since I plan to hold these properties long term, things like installing forced air, tankless water heaters, etc, are important to me.

I think it is a great place to start saving for the indoor rainy day, but I'd max that savings out at about $5500.If you are using your VA loan, you have to live there.

Just for a better picture of the project: it is to install new central air (heat 80% for the first floor and 92% for the second floor & AC 2 and 2.5tons) in the both units of a 2-family house, that guy proposed using Rheem units and keeps telling me that the brands like Collman (Coleman?)
