The investor may still be willing to pay over market price for a number of reasons, such as accumulating individual properties adjacent for future development; to add to a portfolio of close by properties so synergistic effects may be realized; because he knows something that will lead to large increases in future value; because the property will return a higher net income than the comparable properties, etc.

Exactly what David said they are owned by Asian and Indian names local and foreign not necessarily firms but wealthy individuals.

This does not necessarily discount the individual but more information may be required before making a decision on the appraiser.  

What I am needing help with is how to approach the individual and look professional and give them options to feel as if they get options as to how they can receive their money.This is what I am thinking, 100,000k loan , payment interest only annually 5-8% . 3-5 year term.

I’m going to be 18 soon so I’ve been preparing myself with knowledge of real estate investing and what it’s gonna be lookin like I want to know from seasoned players in the game where I can start taking steps toward to make something happen soon or near future.

@Danny NeessAs a foreign investor (nonresident alien) having a single member LLC makes this a disregard entity so all Income including any capital gains go on your individual return.

From my experience (I took it online) taking the course online offers tremendous time flexibility if that’s what you’re looking for but from what I’ve heard taking the classes in person can offer some great networking opportunities with like minded individuals.
