obviously you're not going to see the same tax benefits from a 401k as you will in real estate. so is the effective irr actually worse for a 30 year old to cash out a 100k 401k and invest it in an 8% real estate investment over 30 years when accounting for depreciation, appreciation ( let's call it 2% annualy) and actual cash return even if you include a 10k withdrawl hit?

My wife absolutely unpacks and puts all her stuff away and the suitcase goes in the closet till we are packing to leave.I just sometimes just live out of the suitcase and sometimes put my stuff away in drawers.On a side note since you are local to me I just bought a hoarder house that has antiques including dressers and chest of drawers.

I think the main steps include filling out and submitting an application and then attending the hearing the following month to have it voted on.

My question is based on the following:lets say you put down 20% on 300K property which is 60k (plus closing costs ) and you are breaking even with you mortgage + other expenses(taxes ,management fees,...) included.
