There are different comments from an inspector: *MUST* and recommendations.You have the choice to perform or ignore recommendations, but that's not always the BEST choice.

@Alexander Alguire Neither, It was the mental/emotional decision to ignore the little voice in my head saying 'that yield isn't enough' or ' another house sold for a better price three months ago so you should wait for one like that to come along' and write the check.

@John DelacruzNo offence to @Joshua Hollandsworth, but you can ignore his mortgage advice as it is not applicable in your situation.In Canada, you may qualify for a CMHC high-ratio mortgage as a first time homeowner which would enable you to make a downpayment of only 5%.To decide between a fixed-rate or closed {aka fixed-term) variable-rate mortgage on a personal residence, it comes down to what are your objectives and your ability to deal with financial change.

I've also put a sign on the front door warning of this since, in some cases, scammers will tell applicants to drive by the house but ignore my For Rent sign and deal only with them.While it sounds rather unbelievable that someone would send money for a deposit on a house they haven't seen, it obviously happens (or these scams would not continue).
