There are different comments from an inspector: *MUST* and recommendations.You have the choice to perform or ignore recommendations, but that's not always the BEST choice.

@Alexander Alguire Neither, It was the mental/emotional decision to ignore the little voice in my head saying 'that yield isn't enough' or ' another house sold for a better price three months ago so you should wait for one like that to come along' and write the check.

I've also put a sign on the front door warning of this since, in some cases, scammers will tell applicants to drive by the house but ignore my For Rent sign and deal only with them.While it sounds rather unbelievable that someone would send money for a deposit on a house they haven't seen, it obviously happens (or these scams would not continue).

My ignorance comes from applying the best method to make money on the deal from not taking ownership if I don't have to. 

When this first occurred, your best path would have been ignorance and directed toward the HOA board.

I see a lot of replies ignoring the house hack and telling you locales that they choose not to live (excluding the proud/happy KC resident).   

The LLC, declared as an Ignored Entity avoids this problem - - hence the suggestion for a Financial Consultant.
