There is no special formula, though if you are hurting for the $10k renovation budget, it sounds like you have no contingency funds and a high risk of failure.

Once I got to about 10+ units it started to be more self-sustaining. this is why for me if there is no appreciation in the formula there is no reason to buy these at all.
