I am currently reading David Greene's book on Long-Distance REI - and that's helping me get an idea of what kind of questions to even ask agents/PMs, etc., but I'll be honest, it all does feel quit overwhelming at this point. 

I haven't read David Green's book on out of state investing, but I will, because he sounds super articulate and smart on podcast. 

It is part of my theme and green policy. 

I run the numbers, assist with tenant selection, execute the lease, responsible for ensuring our PI's are paid back (w/interest), and because I live an hour a away I went to work at the property once a month for the three month renovation period (1 visit I cleaned the cabinets to prep for painting, 1 visit I put new knobs on all the cabinets and hung the towel bar, toilet paper holder and a mirror in the bathroom, 1 visit I mowed the lawn and helped move trash to the curb for bulk pickup.

I looked after reading your post and realized I can just use the main search bar at the top :)I was thinking in the 6-8% range - I want to make it is worth their while so they will continue to want to be involved.

Walkability/proximity to restaurants, bars, shops, etc (why live in the city if you can't walk to everything you want??)

Search "pay rent online" in the search bar above or on Google and you'll find plenty of options.

I loved this idea from the start after listening to David Greene, and reading his BRRRR strategy book.

There are a few geographic specific forums that you can find if you just type Grand Rapids into the search bar.
