I am in the same boat but the thing I am working on is to find those deals with owner financing, wrap- around mortgages or lease options.

Are there any special clauses you include in the lease?

I also have in  my lease that if I have to come collect the rent it's a $25 convenience fee.

The goal is to create a lease option wholesale deal that will require a $10,000 non-refundable deposit from a tenant buyer that will go towards the purchase price, which will be $110,000.

Our lease voids at 15 days. 3) Can you send someone to collections, or is there a court process for that?

One thing to remember,  what you would make on leasing this out for ag use is pennies compared to return on other real estate investments.

I really want to turn that active/ordinary rarned income into passive income as soon as I get credit and learn more about rental properties, leases, etc..

I'd be looking for increasing value for sure in some deals, as I'm also looking at flips and lease/options as well. 

My terms are 1st,2nd and security which they understood although I did not screen them yet or have signed 1 yr lease.
