Luckily for me, I have family in that area.

I have been looking into purchasing real estate and I see this as a golden opportunity to get started with house hacking but I want to to make sure sure it’s done right.The question is what would be the best way for me to work with my family so that I can finance a purchase of the home, manage, and rent out the other rooms to start off my real estate endeavors.

Now, I know I should never get hung up on a property, but to be honest the only reason why I'm even still entertaining this place is to me is one I believe its a good deal after running my numbers and they work for me, two it's a 4-plex that's actually in my price range, and three since I'm doing an FHA there's already an empty unit (maybe even two) by the time I move-in. 

In January of 2015 life drastically changed for me when my son was born.  

Mike Morgan at UFCU has been awesome for me for cash-out refinances- not limited to 6 like other banks, rates are decent to good, and their appraisers are not afraid to appraise for full value, so you get a true 75% LTV.

But I didn't, because of what my mother and grandfather have done for me. 

I've been hoping to pick up another 3/2-type duplex or even a fourplex, but the numbers typically don't seem to hit 10% cash on cash for me.
