Trying to predict the future and know exactly what's going to happen will keep you on the sidelines indefinitely. 

I can predict the trend just by looking this chart.

You can buy single family and small multifamily properties at relatively attractive prices and generate predictable cash flow. 

They traded the light discomfort of what might have been a 6-9 month recession for a blippy 1-2 month recession, and between the stimulus money and the zero rates flooded everything with so much cash that anyone could have predicted ridiculous inflation. 

I'm predicting here, and maybe I'm a victim of the moment, but I'm not seeing solution for 2 items in our country.

Pretty much a logical "Duh" statement right there so there could be a few one off people that say "Hey my Podunk town has a refinery so I get tons of business" or "We have a great college football team so we're going to crush it on game days." 

It's difficult to predict where the market will be in two years, but my advice to everyone is to adjust their numbers to a more conservative approach and continue buying. 

So you might geta  good deal on price but pay above market rates, in most instances you will pay more for the property and get a lower interest rate - but of course overpaying for a property and being underwater is not a place you want to be, especially in an economy that most predict is headed toward a recession.
