If you go with an older home, the price may be less but you may have more big ticket items that need work (roof, HVAC, etc) if they haven't been updated recently.  

The HVAC, Electrical and Box, and Roofing are all fairly new being updated within the last 5 years, so the big ticket items were covered.

Assume a 2% to 3% annual income growthWhat are the ages and condition of the big-ticket items (roofs, HVAC, parking lot/driveway, landscaping, plumbing, water heaters, etc.).

If you're about to invest six figures in a different state, it's worth the initial flight/drive to meet with multiple local agents in-person to find the right fit.

This is the Golden Ticket of real estate because it has the lowest rates and typically the lowest percentage down for something that is not a primary residency. 

Or do Flight School (this wasn't around when I started) for an accelerated college classroom type experience, where you would work in teams all the way through the business with others learning the business just like you.

To do that multi family was the ticket.
