I simply waited for the deal to hit the market and the price to naturally drop since it was very evidently overpriced.Once I came back to the deal, I negotiated a new power panel to be installed, to upgrade to 200 amp service, and then I offered to take the property, as-is, given the price was dropped down to $150k from $160k, so I had a little more room for error on learning with this property.

If each unit doesn't have a separate electrical panel, the odds of being able to split are not good.You can do RUBS, but then you are dealing with variable bills each month and trying to collect utilities separate from rent.

I have only had mice occasionally but in the past 2 weeks, I trapped a flying squirrel that got into a relatively new construction cabin cause the builder put the wrong vent panel on one of the bathroom exhaust vents.
