Definitely not impossible to find properties that work, but stubbornly high prices in this high interest rate environment make things very challenging. 

Your job is to understand the environment and to synergize all elements to make things work.If you understand both of those and get good at both, you will be able to conduct business in all markets, negating the need to time markets.

If I was doing multifamily, I would be particularly fishing for long-time multifamily owners, or their hungry heirs.

I'm a few hundred miles further north and inland than you and in our environment the ancillary heat will be needed 2 - 3 weeks (mostly at night) of the winter ... though this past winter was fairly mild and the heat pumps handled much of the load.There are many different inside units available and it sounds like you are planning to use a small, semi-ducted, air-handler/cassette so you can cover several rooms.  

I hope she succeeds and I'm 110% in support of her efforts, but I don't have much faith in NYS lawmakers to fix the issue any time soon and in the meantime we need to figure out how to operate in this new environment.
