@Ethan McRae in that case it doesn't look bad with the numbers you input, however you input everything as a percentage of the rent which can return inaccurate results I'd fine tune your assumptions in regard to knowable costs like the property taxes and insurance, and get a better handle on utility costs.

Make sure you use it correctly and you will be fine.  

So I will give you the advice I would give to a wholesaler here - chances are it will probably work fine for you too.

Just focus on pleasing your audience and you will be fine!

Dekalb could work too but that area is super hyperlocal so while one neighborhood might be just fine, the next one over could be very rough.
