My favorite book is called 'housewise' by Suzanne Bragham, who is design driven.

Indeed there is a lot of bated breath when the tenant smokes in a non-smoking unit, keeps a pet against policy, fills the hallway or yard with trash, parks their car on the grass, plays amplified music at 2:00 am..........all of which is covered in a good lease.  

They're one of my favorites because that's how we bought our first home in California - this was before the prices went crazy and you could still get a beautiful home for under $100,000. 

Why not go back and listen to your favorites a second time, taking notes on what you can implement yourself?
