I am pretty sure that at least hundreds of Berkeley landlords would want to exit the housing provider business if condo conversions were not effectively prohibited.

@Robin Marsh If that is your exit strategy, you may want to go ahead and try to do it again once the property is sold.

I would still suggest having an exit strategy (refi or sell) to recapture your investment within 6-12 months.

We used Redfin on the exit and they only charge 1.5% commission (they're paid salary).

Ive had many experiences with "leaks" where it was just upstairs tennats being sloppy with shower curtains and water exiting the tub.

Things you'll need to consider are income & cash reserves, exit strategies, and how long they intend to keep property or if they intend to come back and make it their residence again. 

This quick exit strategy is another’s gain because the price can be low.
