I'm a new real estate agent, and a part time grandma, looking to create passive income so I don't have to work 9-5 the rest of my life. 

My rental property has sprinklers in the yard yet tenant will be responsible for paying for water.  

The 3 properties are all listed separately but would certainly sell as a portfolio. 

I use it daily and find the results vary by property from very accurate to wildly inaccurate. 

New member looking for tax advice on first RE deal.Looking to offset taxable income of my current business income while investing in a rental property.

AirDNA (I always check multiple places) says this property could make a $500 average daily rate (ADR), with 65% occupancy as a basis.I pulled up the new BiggerPockets STR calculator spreadsheet and realized this might be a winner.After entering all of my research numbers, it shows a potential CoC of 12.49%, a monthly profit of $14,385, and expenses of $12,442 (even with a 15% management fee).

A new buyer is probably not going to pay the full value of those renovations. 

I currently live in Madison and am a Real Estate Agent with a Property Management firm here in Madison.

I figure for the first year, this property would gross at least $50k-60k annually.

Complete renovation- flooring, bathroom, kitchen, some windows, trim, paint, etc...
